Soft Wash vs Pressure Wash for Roofs: Which Is Safe for NC Homes?

They sound similar, but they’re not the same, and for roofs in North Carolina, the difference matters a great deal.

What Is Soft Washing?

Soft washing uses low-pressure water — typically under 100 PSI, well below what a standard garden hose delivers at full flow — combined with professional-grade cleaning solutions. The chemistry does the heavy lifting, not the water pressure.

The cleaning solution contains a diluted sodium hypochlorite (bleach) mixture along with surfactants that help it cling to the roof surface. It kills algae, mold, mildew, lichen, and the bacteria (Gloeocapsa magma) responsible for those black streaks at the root level — not just at the surface. The result lasts significantly longer than pressure washing because the organism causing the staining is actually dead, not just moved around.

• Strips granules — the mineral granules embedded in asphalt shingles are what protect them from UV damage. High-pressure water blasts them off, accelerating aging by years
• Voids manufacturer warranties — most asphalt shingle manufacturers explicitly prohibit pressure washing in their warranty terms
• Forces water under shingles — water driven upward under shingle edges can cause leaks and deck rot
• Doesn’t solve the root problem — algae and mold are living organisms. Pressure washing removes visible growth but leaves spores that regrow within months

The Asphalt Roofing Manufacturers Association (ARMA) specifically recommends low-pressure chemical washing — soft washing — as the only approved method for cleaning asphalt shingles.

What Causes Roof Staining in NC?

How Long Does Soft Wash Roof Cleaning Last?

A professional soft wash typically keeps a roof clean and stain-free for 3–5 years, depending on tree coverage, sun exposure, and local moisture levels. Heavily shaded roofs in Lake Norman communities — especially near the water — may need attention every 2–3 years. Open, sun-exposed roofs can often go 5+ years between cleanings.

By contrast, high-pressure washing (when incorrectly used on roofs) typically sees regrowth in 6–18 months because the organisms were removed visually but not killed at the root.
